Roof Repair
Roof repair and leak repair
Common reasons roofs leak
Water rarely shows up inside directly under where it enters. It can travel along decking and framing before it stains a ceiling, which is why repairs start with tracing the path back to the source.
- Lifted, cracked or missing composition shingles
- Cracked, slipped or broken roof tiles
- Worn or loose flashing at walls, chimneys and valleys
- Failing seals around vents, pipes and rooftop equipment
- Debris-clogged valleys and gutters backing water up
What a repair involves
A repair may involve assessing the damaged area and replacing or resealing affected roofing materials. Roof-related wood damage can also affect the scope. Ask what is causing the problem and which repairs are proposed for your roof.
Repair or replace?
If the rest of the roof is in reasonable shape, a targeted repair is often the practical choice. If leaks keep appearing in different places or the roofing is worn across most of the surface, it may be worth discussing roof replacement instead.
Before you call
Note where stains or drips appear, when they happen (during rain, after wind) and the type of roof if you know it. Please don't climb onto a wet or steep roof to look.
